Subcontractor Information

  Insurance Requirements

  The following insurance requirements are the standard requirements which must be met to work for Steven L. Carter Construction. Please contact our office to see if there are job specific requirements which must be met before any work can begin.
 
 

Contractor shall procure and maintain for the duration of the contract insurance against claims for injuries to persons or damages to property, which may arise from or in connection with the performance of the work by the Contractor, his agents, representatives, employees or subcontractors.

Minimum Scope of Insurance

Coverage shall be at least as broad as:

1. Commercial General Liability Coverage

Insurance Services Office (occurrence form CG 0001).
Minimum Limits: $1,000,000 per occurrence for bodily injury, personal injury and property damage. If Commercial General Liability insurance or other form with a general aggregate is used, the general aggregate limit shall apply separately to this project/location, using ISO form CG2503 or equivalent and shall be at least twice the per occurrence limit.

2. Automobile Liability

Insurance Services Office form number CA 0001.
Minimum Limits: $1,000,000 per accident for bodily injury and property damage

3. Worker’s Compensation

Worker’s Compensation as required by California law and Employer’s Liability coverage.
Minimum Limits: Employer’s Liability $1,000,000 per accident for bodily injury or disease.

4. Installation Floater

If repair or remodeling work is being done, contractor will carry an Installation Floater with a limit equal to 110% of the job cost (10% is for cost overruns and extras). Coverage is to be for “all risks” of loss. Coverage must be maintained until the work is accepted as complete. This policy shall be endorsed, if necessary, to grant permission for waivers of subrogation contained in the contract.

Other Insurance Provisions

The general liability and automobile liability policies are to contain, or be endorsed to contain, the following provisions:

1. Steven L. Carter Construction, its officers and employees are to be covered as additional insureds with respect to liability arising out of work or operations performed by or on behalf of the Contractor, including materials, parts or equipment furnished in connection with such work or operations.

2. For any claims related to this work or project, the Contractor’s insurance shall be primary insurance as respects Steven L. Carter Construction, its officers and employees. Any insurance or self insurance maintained by Steven L. Carter Construction, its officers and employees shall be in excess of the Contractor’s insurance and shall not contribute to it.

3. Each insurance policy required by this clause shall be endorsed to state that coverage shall not be cancelled by either party, except after thirty (30) days prior written notice has been given to Steven L. Carter Construction.

Acceptability of Insurers

Insurance is to be placed with insurers with a current A. M. Best’s rating of no less than B+. A higher rating may be required by the owner or prime contractor.

Verification of Coverage

Contractor shall furnish Steven L. Carter Construction with original certificates and amendatory endorsements effecting coverage, additional insured status and aggregate limits required by this clause. An additional insured endorsement, Insurance Services Office form CG2010 (11/85 edition), or insurance company equivalent, shall be attached to the certificate of general liability insurance. Insurance Services Office forms CG2009 and CG2010 (10/93 edition or later) are NOT ACCEPTABLE for this endorsement.All certificates and endorsements are to be received and approved by Steven L. Carter Construction before work commences. Steven L. Carter Construction reserves the right to require complete, certified copies of all insurance policies, including endorsements effecting the coverage required by these specifications at any time. Certificates of Insurance with the specified additional insured endorsement CG2010 (11/85 edition) are to be furnished for a period of two (2) policy years following completion of the work.
